The Living Space

The Sterling is an intimate luxury retreat thoughtfully designed for two, featuring a comfortable king bed and a fully equipped kitchen with an oven, microwave, refrigerator/freezer, dishwasher, and small appliances including a Nespresso machine, traditional coffee maker, French press, blender, crockpot, air fryer and toaster. The cozy dining area provides the perfect setting for enjoying a meal together or starting your morning with a cup of coffee.

The living area offers a comfortable space to unwind, with elevated modern décor, a TV, and a fireplace creating a warm and inviting atmosphere. An additional upstairs lounge provides even more space to relax, whether you’re enjoying a movie, reading a book, or taking in the peaceful surroundings.

Step outside to enjoy your private outdoor space, complete with a hot tub, firepit, outdoor dining area, and daybed. Private hiking trails lead directly from The Sterling and wind throughout Bell Bottom Retreat’s 100+ acres, while guests also have access to the 4-acre lake, beach, and community sport court.

Additional amenities include linens, bath towels, and hot tub towels provided with each stay along with the essentials needed for a comfortable and relaxing getaway.

Private hiking trails lead directly from The Sterling and wind throughout the 100+ acres of Bell Bottom Retreat, offering the opportunity to explore wooded landscapes, creeks, and the natural beauty of the property right from your doorstep. Whether you’re heading out for a morning hike or enjoying a quiet evening around the fire, adventure and relaxation are always close by.

Guests also have access to Bell Bottom Retreat’s picturesque 4-acre lake and beach, along with the community sport court. Spend the day exploring the trails, relaxing by the water, fishing on the lake, or simply enjoying the peaceful setting.

Policies & More Details

Booking Age Requirement

The booking age requirement for Bell Bottom Retreat is 25. Valid ID is required upon check-in.

Event Type Restrictions

We do not rent our facilities for micro-weddings, after-prom, high school graduation parties, college formal parties, bachelor/bachelorette parties, fraternity/sorority parties, or similar events. All events are subject to approval by management prior to confirmation of a reservation. If an above-listed event is found to be taking place, guests will be asked to leave the rental, will not receive a refund, and may incur additional cleaning/damage fees.

Additional Guests or Visitors

We do not allow any day visitors at any time. Only registered guests listed on the reservation will be granted access to the property — all others will be turned away. No exceptions.

The Sterling has a maximum occupancy of 2 guests, including all individuals over the age of 2. This limit applies at all times — whether guests are staying overnight or just visiting for the day.

If unregistered or additional guests are found on-site, your group will be asked to leave the property immediately without refund and may be charged additional cleaning and damage fees.

Please ensure your guest count is accurate and within our occupancy limits before booking and again prior to check-in.

Occupancy Numbers

Occupancy Policy – The Sterling
The Sterling is suitable for 2 guests maximum — no exceptions.

The maximum number of occupants is listed on each specific rental page. Exceeding this number will result in cancellation, guest removal, and additional cleaning and damage fees.

Please confirm your guest count is within these restrictions prior to booking.

Please note: Our guest count policy includes all individuals over the age of 2. Infants age 2 and under are not counted toward occupancy limits.

Damage Waiver/Deposit

In addition to rental fees, all reservations require a refundable damage deposit in the form of a pre-authorized hold on the guest’s credit card. The hold amount is $500 for The Sterling. This hold is placed prior to check-in and is typically released within 5–7 business days after departure, provided the property is left in its original condition.

Rate Exclusions

The nightly rate does not include Ohio Sales tax, Perry county lodging tax, credit card processing fee, or cleaning fee. All will be applied at the time of booking.

Payment

Advance payment of at least 50% of your stay is required at the time of reservation. Any balance, including the damage waiver/deposit, is due no less than 30 days prior to your stay. Visa, MasterCard, and Discover are accepted.

Pool heat is included up to a reasonable level; excessive or extended heating requests may result in additional charges. Rates are subject to change based on current gas prices — feel free to check in closer to your stay for updated information. If you have any questions, just let us know!

Cancellation Policy

Cancellations made more than 60 days before Check-in will receive a refund of 50% of the prepaid rental payment amount made at reservation. Cancellations made within 60 days before Check-in will NOT receive any refund of prepaid rental payment.

In the event of an early departure, we cannot give any kind of refund. There are no cancellations or refunds due to inclement weather or acts of God outside of our control. Travel insurance is recommended.

Check-In

Check-In is between 4:00PM – 8:00PM at the rental where you will be provided an entry code prior to your arrival.

Check-Out

Check-Out is by 11:00AM. Late check-out will incur a $100/hour fee. The rental should be left in the condition it was found, including dishes washed and trash bagged in the proper receptacles. Housekeeping and maintenance staff will arrive promptly at 11:00AM to begin the cleaning process and any repairs necessary.

Damages

We reserve the right to charge your credit card for any damages or excessive cleaning from your stay. If you notice any problems upon check-in, please let us know right away.

Smoking

Smoking is NOT ALLOWED inside and within 25 feet outside of the rentals. Discovery of smoking inside will result in immediate cancellation, guest removal, and additional cleaning and damage fees.

Pets

Pets are NOT ALLOWED. Discovery of a pet inside will result in immediate cancellation, guest removal, and additional cleaning and damage fees.

Travel Insurance

We encourage you to purchase trip insurance to cover yourself as a traveler if you want additional coverage outside of our cancellation policies.

Children

As a family-oriented retreat, children are welcome. Children under 12 years old must be supervised at all times.

Minimum Stay Requirement

There is a 2-night minimum stay requirement.

Furniture

At no time may furniture be moved inside or outside the rentals. We expect rentals to be left the way you found them. Glassware is NOT ALLOWED outside.

Firewood

Bundles of firewood are available for purchase at the entrance to Bell Bottom Retreat, run by our middle school boys! Cash and Venmo are accepted. Cutting down trees or branches at Bell Bottom Retreat is NOT ALLOWED.

Gas Grill

Each rental has a gas grill. Propane tanks are stocked based on the number of maximum occupants at the specific rental. However, if you need more, you can request another tank for a small fee.

Recreational Vehicles

ATVs, UTVs, side by sides, motorbikes, or similar motorized recreation vehicles are NOT ALLOWED at Bell Bottom Retreat. Discovery of these vehicles will result in cancellation, guest removal, and additional damage fees.

Weather Conditions

Winter snow in Southern Ohio can bring driving risks. Especially in the hills where there are steep driveways. We recommend you plan ahead and have 4-wheel drive capabilities if the weather deteriorates.

Water Activities, Trails, Bridges

Bell Bottom Retreat has lakes, ponds, creeks, pools and hot tubs, trails, and bridges for our guests to enjoy. However, these enhancements can have potential risk associated with them. The water enhancements are all swim at your own risk, and we require children under the age of 18 to be supervised at all times. The trails and bridges are maintained but they are in natural settings where we cannot control the effects of falling trees or other natural occurrences that cause damage and risk. We are not responsible for any negative outcomes that may arise from participation in these enhancements.

By agreeing to these policies, guests understand and accept the terms and conditions outlined for their stay at Bell Bottom Retreat.
